  1. What is The Villages of Hallelujah Acres? The Villages of Hallelujah Acres is a first and one-of-a-kind master planned healthy lifestyle community. The Villages is a residential development that will complement and provide immediate access to all facilities of the new Hallelujah Acres Community campus including Hotel, Restaurant, Conference Center, Food Store, and Hallelujah Acres World Headquarters.

    The proposed campus and residential community will be developed to exemplify and encourage a commitment to optimum health through the programs and ministry of Hallelujah Acres. A Healthier Lifestyle will be the theme of the community, with an emphasis on spiritual and physical health.
     
  2. Where is this healthy lifestyle village located? The Villages of Hallelujah Acres is located along Highway 180 South about 1 mile south of Highway 74, in Shelby, North Carolina.   Hallelujah Acres, 900 South Post Road, Shelby, North Carolina 28150.
     
  3. What is the status/timeline of development? The Phase I and II Ground Breaking is February 29, 2008. Phase I residential will include 22 Estate homesites (averaging ½ to ¾ acres), 50 Garden homesites (¼ acre), and 24 Condominiums - encompassing 42 acres of land around 3.5 acres of lakes. Property features and amenities in Phase I & II will also begin development.
     
  4. Who is the developer of The Villages of Hallelujah Acres? Hallelujah Communities, LLC is the developer of the residential lots, amenity facilities and interrelated infrastructure. Caromark Building Group, LLC is the selected builder for The Villages of Hallelujah Acres.
     
  5. Why this location? Shelby/Cleveland County is part of the Charlotte Metropolitan area, which provides an ideal setting for the community. The vicinity is located within one of the nation’s largest metropolitan regions and the largest city in North Carolina. Charlotte is a major national banking and financial center, and distribution hub. The area is central in terms of travel and proximity to preferred travel destinations such as beaches and mountains.
     
  6. What airports are close to the Hallelujah Community? Charlotte Douglas International Airport is only 45 minutes east of the community. Asheville Airport is one hour west of Shelby and Greenville-Spartanburg Airport is one hour south of Shelby.
     
  7. What amenities will be provided and when will the amenity center be completed? Currently in the plan there will be a Club House, a swimming pool, 2 tennis courts, a half basketball court, volleyball and horseshoe pit; in addition to the Lake, a community amphitheatre, an organic garden area and walking trails, including sidewalks on both sides of the streets. Facilities are expected to be in place by Fall, 2009.
     
  8. How and when will the community’s Institutional/Retail and Business land be developed? It is anticipated that development of approximately 28 acres of the institutional/retail/business campus will begin in Spring, 2009. The campus will include a 74-room hotel, conference center, a 250-seat restaurant, food store, and Hallelujah Acres World Headquarters Facility.
     
  9. Where is Hallelujah Acres in relation to Charlotte, Asheville, Charleston, Myrtle Beach, Hilton Head and Atlanta? The Hallelujah Campus/Community is located about 45 minutes west of Charlotte, North Carolina; about ½ way between Charlotte and Asheville, NC. The Charlotte metropolitan area is a central location for travel. Destination areas such as Asheville, Charleston, Myrtle Beach, Hilton Head and Atlanta are all within 4 hours from the community.
     
  10. Will there be a different HOA fee for attached housing? Yes, attached housing will have a separate Homeowners Association and fee which is yet to be determined and will be based on unit size.
     
  11. Will the Community have a restaurant? A restaurant that features healthy organic foods will be available to residents and the public.
     
  12. When will the first homeowners move in? We are expecting the first homes to be ready for occupancy by October, 2008.
     
  13. How many homes are proposed for the first phase? We have plans for 22 Estate Homes, 50 Garden Homes and 20 Condominiums in Phase I and II.
     
  14. What is the time frame for completion of the community? Seven to ten years with the current acreage available. The latter phases of the development will be developed in accordance with market demand.
     
  15. What types of homes will be offered? One and two story homes plus basement where land allows.
     
  16. Where are the closest Medical Facilities? Cleveland Regional Medical Center is 5 miles from Hallelujah Acres.
     
  17. Will security be provided? There will be security provided as needed.
     
  18. May the resident have pets? Pets will be permitted but there will be a limitation on the number of pets. No exotic animals will be permitted and certain breeds of dangerous pets will be excluded.
     
  19. Is the property within the City Limits of Shelby? Yes.
     
  20. What are North Carolina, Shelby’s and Cleveland County’s property tax rates? North Carolina counties place an ad valorum on real and personal property. The combined City and County tax rate is $1.165 per $100.
     
  21. Does North Carolina have a state income tax? Overall, North Carolina has one of the lowest per capita tax rates in the country. North Carolina’s income tax structure follows federal income tax laws, allowing the same adjustments, exemptions and deductions with only a few modifications. Tax rates vary depending on your income.
     
  22. How close are the Fire, EMS and Police to the development? All are within 4 miles.
     
  23. Will there be stock house plans and/or will homes be custom built? There will be stock plans from which homeowners may select basic elevations and floor plans; however, the stock plans may be altered or customized as long as the finished exterior style of the home is consistent with the architectural style of homes which are established for the community.
     
  24. What are the sizes of the lots? Typically, lot sizes will approximate 75 feet by 125 feet for garden style homes, and 100 feet by 175 to 200 feet for estate lots.
     
  25. Can the individual resident have a swimming pool? Yes, if there is room within the rear yard setbacks; however, there is an Olympic Swimming Pool within the master plan of the community.
     
  26. Can homes be purchased for Investment purposes? Yes, with stipulations. No more than 10% of the homes may be purchased for investment purposes. If the investor plans to rent the home, the renter must abide by the community covenants and restrictions. No “For Rent” sign may be displayed in the yard, in the windows of the home or, otherwise, on the property.
     
  27. What facilities will the Club House contain? The amenity center will feature a resort-style swimming pool, two tennis courts, juice bar, a fitness center, a spa hot tub, arts and crafts rooms, and a meeting room. One can relax on the deck outdoors and enjoy the Lake, the view of the rolling Piedmont to the east, and views of Kings Mountain and Crowders Mountain in the distance to the east and the surrounding natural settings within the community. Walking trails, including sidewalks, will interconnect throughout the community. Outdoor amenity areas will include the Lake, the organic gardens, a 1,000-seat amphitheatre; perfect for concerts and parties.
     
  28. How large will the lake in the community be? There will be two lakes comprising 3 ½ acres in Phase I and II.
     
  29. When will Lake front and Lake view lots be available? They are available now.
     
  30. When will Condominiums be available? January, 2009
     
  31. How is the Homeowner’s yard work handled? The Homeowner will be responsible for maintaining their own yards consistent with community standards. However, if any Homeowner fails to maintain his property, the HOA will have the right to perform such maintenance and assess the costs incurred.
     
  32. Who is the utility provider? The City of Shelby will provide electric service and water, and will maintain the sewer-lines.
     
  33. Will all utilities be buried underground? Yes
     
  34. How will the homes be wired? The homes will be wired for cable TV, high speed Internet and telephone.
     
  35. Will All-brick Homes be offered? All-brick homes will be available in combination with other standard materials.
     
  36. What kind of heating system will be used? Electric
     
  37. Will a traffic control signal be installed on Highway 180 at the entrance of the community? Not initially, but as the community grows, DOT engineers will continue to assess the need for safety control devices and move forward at such time as they are determined to be needed.
     
  38. Are satellite dishes allowed? Satellite dishes not exceeding 18 inches will be allowed; however, the dishes may not be visible from the street. The HOA will create an architectural review committee of interested residents and the ARC will ensure that such issues as satellite dishes do not violate the intent and purposes of the community covenants and restrictions.
     
  39. Will homes be built on slabs or crawl space? Homes will be built on slabs or on a basement foundation.
     
  40. Is any part of the community in a flood plain area? No, but there are a few low-lying drainage areas; these areas will be GreenSpace.
     
  41. When will the HOA and Covenant documents be available to review? These documents will be available May, 2009.
     
  42. When will house plans be available? Currently available on our website (link) and www.donaldgardner.com
     
  43. Will there be any rental programs for homeowners who cannot move in upon delivery? There will be no rental programs affiliated with The Villages of Hallelujah Acres; however, there may be homeowners who do rent their homes. The community covenants and restrictions permit up to ten percent of the homes to be rented.
     
  44. How is the Climate in Shelby/Cleveland County? This area features a mild climate with four seasons. The average daytime high in January is 49 degrees with an average nighttime low of 27 degrees. The average daytime high in July is 88 degrees with an average nighttime low of 66 degrees.
     
  45. What type of financing will be available? The builder will have specialized financing alternatives available. Options will continue to change. Please contact our community consultant today for details.
